Blinds & Awnings, Fresnaye
Hillside villas above Green Point and Sea Point, with sweeping harbour and city views through the biggest glazing in the precinct.
Fresnaye sits on the slope above Green Point and Sea Point, and the brief here is closer to a house than an apartment — free-standing villas built to make the most of a view that stretches over the rooftops below to the harbour and the city beyond. That view is exactly why the glazing tends to be the biggest in the precinct: full walls of glass rather than individual windows, built to disappear when you're looking through them.
Big, uninterrupted glass at that scale is where panel glide blinds and motorisation earn their keep — a roller blind alone starts to show its join lines on a wall that wide, while wide sunscreen panels stack cleanly to one side and keep the view intact when open. The elevation also catches the wind harder than a street-level Green Point apartment does, so anything mounted outside on a Fresnaye terrace gets the same wind-rated, sensor-recommended spec we use nearer the water.
Because most Fresnaye properties are houses rather than sectional-title units, there's usually no body corporate colour rule to check — but the access itself is often steeper and tighter than a marina apartment's basement parking, so we plan the measure visit around that instead.
Four things we check before we spec anything
The biggest glazing in the precinct
Full-wall openings built for the view suit panel glide blinds and motorisation better than a single roller can span cleanly.
Elevated wind exposure
Higher up the slope than street-level Green Point, so exterior products get the same wind-rated, sensor-recommended spec used near the water.
Free-standing houses, not sectional title
Usually no body corporate backing-colour rule to clear — but steep driveways and tight access shape the install plan instead.
View-first architecture
Interiors are built to disappear behind the glass — fabric choice matters more here, since the wrong sunscreen percentage genuinely changes what you can see.
